Right now, the borrower is just waiting on the carpet install to wrap things up. Rehab is 85% completed and the goal is to have everything finished by the end of the month, and if all stays on track, they’re planning to list the property in the market shortly after that. Budget-wise, they’ve managed to stay within range.

Progress is moving along well, with the approved draw in place and the rehab now about 30% complete. A new roof is set to go up soon, marking a major step forward. The electrical permit has just been secured, keeping everything on track. With an estimated completion timeframe of three to four weeks, things are shaping up quickly. The property renovation is currently in progress, with approximately 10% of the work completed, including some electrical work, which is expected to be finished this week, along with the installation of windows. All necessary permits are in place, and no inspections are pending. The estimated timeframe to complete the rehab is 3 to 4 weeks, with no issues or delays reported at this time. The next significant action will be listing the property on the market. Photos will be provided once the renovation reaches 25% completion, as there are no changes to share at this stage.
