The project is moving forward steadily, with electrical work now completed as planned and drywall installation having started yesterday, on track to be finished by tomorrow. All other major milestones remain in place with no reported changes to the overall timeline, and there are currently no challenges with inspections or permits. The borrower also confirmed that updated photos will be provided for the portal to keep progress clearly documented.

The project continues to progress. All framing has been completed, and the plumbing installation has been finalized. Electrical work is set to begin tomorrow and is anticipated to be completed by next week. In addition, the roofing has been fully installed, and all windows are now in place. Based on the current timeline, the property is expected to be ready for drywall installation by September 22nd. The borrower has confirmed that updated photos will be provided, and we will upload them to the portal as soon as they are received.

We spoke with the borrower today who has informed us that they have already found a buyer for this project. At the request of the buyer, he has asked for additional things to be done on the property outside the scope of work. Marvin (borrower’s husband/contractor) wants to send us photos once he has the addition complete. He apologized for delay in getting back to us but said that once we see the photos we will be blown away with the work.

Framing is now complete, and the contractor plans to start roofing next week. So far, things seem to be moving along at a steady pace. No permits are required at this stage, which has helped avoid any red tape or delays. From a budget standpoint, the borrower confirmed that they’re staying within the budget. Looking ahead, the plan is still to sell the property. Interestingly, they already have two buyers lined up. Both have expressed interest, offering options to purchase either as-is or once the rehab is complete. That said, the borrower’s still running the numbers and weighing the best path forward—nothing’s locked in yet.

The property is currently undergoing a clean-out phase, which is progressing smoothly. No permits are required for this stage of the rehab, and no delays or issues are anticipated at this time. A follow-up update may be requested in approximately one month.
