Melissa reached out to us on 11/25 asking us for payoff letters. We expect her refi to close soon and that will allow Robert to be paid off much sooner than expected.

The property rehab is progressing smoothly, with all key milestones now completed. There have been no delays or issues to report, and the project remains on budget. The next significant action involves working on the final draw, ensuring everything is wrapped up as planned. Additionally, photos of the completed work will be sent next week via email for sharing with the PML.

The property rehab progress is looking promising, with 4921 (the larger unit) nearly finished—only cabinet rearrangements and some paint touch-ups remain. For 4929 (the smaller unit), the roof, exterior, textures, bathroom sink, and vanity have all been completed, and the new stove is set to be installed tomorrow. Key milestones have been reached, with the only remaining tasks being the cabinet rearrangements and final painting. There have been no issues or delays reported so far. The next significant action will be to add the property to the mortgage by November 2024. Budget-wise, everything is on track, and she will send photos for sharing as soon as possible with the PML
