Collin advised us that he has done 3 reductions so far and he plans to do them weekly now until the property sells. His goal is to find a buyer in December, he feels that things have been slower due to the holiday season.

11/26/24

Collin informed us that on Saturday 11/30 he has another open house and hopes to get the property under contract. If the property isn’t under contract, he plans on reducing the price come Monday. We advised Jimena of the update and she will get with her investor.

He shared that he has scheduled another open house for Saturday, 11/30, with the goal of getting the property under contract. If the property is not under contract by then, he plans to reduce the price on Monday. They have informed Jimena of this update, and she will discuss it with her investor.

The property rehab progress is nearly complete, with painting and demo finished. The remaining tasks, including the bathroom, flooring, and kitchen, are expected to take another two weeks or less to finalize. More than half of the work has been accomplished, and there have been no reported issues or delays with the rehab. The next significant action is to finish the rehab and list the property on the market. Budget-wise, everything is on track, and she will also send photos for sharing with the PML.
