If it doesn’t move as quickly as hoped, there’s a solid backup plan in place: start with a price adjustment, and if needed, shift gears into refinancing for a rental.

The rehab is officially complete—always a big win to reach that milestone. The property’s looking great and ready for the next step. Since the investors didn’t move forward with the purchase, it’s heading to market and going live on the listing today. Fresh listing photos are in the works and will be ready to share by Wednesday. It’s all coming together, and the momentum feels strong heading into this next phase!

Last Friday, they submitted the first draw request. The downstairs work is completed, including carpentry and some final painting and touch-ups, especially in the two bathrooms. The first bathroom is 50% finished, while the second one is 75% complete, with just some patchwork remaining. The demolition phase is nearly complete. Demo is complete, flooring has been replaced, and touch-up painting is done. There are no issues or delays; they are just waiting for the paperwork, which includes the city inspection and property compliance. Next, they’ll be getting the exterior painted.
