The borrower has installed the ceiling-hung lights, which helps move things along in terms of getting the interior closer to finish-ready. It’s a small step, but it signals steady progress. He’s planning to be back on site today for a scheduled trash pickup and general clean-up. All the materials needed to close up the house are now on hand, so we’re expecting that phase to move forward pretty quickly from here. He mentioned he’ll send us updated photos after today’s visit, which should give us a better look at where things stand.

The project remains on track with both budget and contractor reliability holding steady. While no major construction milestones have been completed since the last update, a revised scope of work has been submitted to reflect adjustments in bathroom layout and flooring selections, including a shift away from carpeting in favor of vinyl. In preparation for flooring installation, all nails and staples have been removed from subfloors. The next major task involves initiating basement framing in alignment with the upcoming installation of the gas line. Contractors continue to perform consistently and on schedule. Updated photos and a walkthrough video are scheduled for delivery tomorrow evening 05/01/25 to provide a closer look at ongoing site activity.

Exciting progress on the rehab! The HVAC is installed, basement framing is complete, and electrical work is well underway. The basement shower is set to be tested soon, ensuring everything is in top shape. A permit will be pulled for ground excavation, keeping everything on track for a smooth completion by the end of April. Plans are also in motion to bring in a gas line, with installation expected within the next 6 to 8 weeks. With refinancing on the horizon, things are coming together beautifully. The property rehab has made significant progress, with demo work and plumbing completed, and the kitchen underway. Work is currently focused on the basement, while waiting for HVAC installation to begin. The process has been more involved than initially expected, and the draw has been submitted. Following HVAC installation, framing and electrical work will begin. There are no pending permits or inspections, and the rehab is expected to be completed within two months, with HVAC installation set for the next five days. One delay has been experienced with the gas line for central air, which is expected to take 6 to 8 weeks. The next significant action is refinancing, and photos will be sent shortly for sharing with the PML.
