The property at 517 Sherwood Drive in Maryville, Tennessee has been completed and listed on the market for about a week. There have been some showings, and the team is waiting for the right buyer. The original plan was to have the house sold by the end of June, but it will likely be about a month or a month and a half late.


The total amount invested in the property is around $300,000, including the $205,500 purchase price and an additional $94,000 for renovations. After accounting for closing costs and other fees, the team is expecting to make around $75,000 in profit on the sale.


The house was originally going to be listed at $435,000 as the After Repair Value (ARV), but recent comparable sales in the area have been coming in higher, up to $520,000 and even $560,000. The team decided to list the house at $459,900 initially, and may drop the price to $449,900 in about a week if needed to generate more interest.


The team provided details on the loan structure, including a $248,264 gross loan amount, 12-month term, 11.25% interest rate, and a second position loan of $77,950 plus $15,590 in interest. The total payback amount is estimated to be around $341,804.

Key milestones such as roof completion, mechanical unit replacement, and upstairs painting have been achieved. There are no issues or delays to report, and the project is currently under budget. The next significant actions include installing cabinets and flooring. Photos of the property are available to share with the PML, and the property is planned for flipping, not keeping.
