The property rehab has reached a significant milestone, with all renovations completed and the listing now live on Zillow under a realtor’s management. While these accomplishments mark excellent progress, the project encountered notable delays due to plumbing and electrical issues, as well as leveling challenges related to the foundation. Despite these setbacks, the focus is now on listing and selling the property. Budget-wise, the project has exceeded the initial estimates, reflecting the unexpected challenges addressed during the rehab process. Photos of the completed property are ready and will be shared with the private money lender for review and updates.

I spoke with Jon Miller and he said that he is behind in his flip. They are telling him it won’t be finished until next week and then he still needs to sell it. He is going to put it on the market as soon as if finishes. He asked that we start the process for a Refi so that he could pay off investors and us.

The rehab progress for the property is nearly complete, with the bathroom finishing up and the outside landscaping currently in progress. He is still awaiting the city burn permit and expects the property to be ready to sell next week. Key milestones include ongoing work on the kitchen and paint, the installation of a large screened porch, and the need for some appliances. However, he is experiencing significant delays due to flooring issues, which have resulted in extra costs for leveling. Additionally, there are major plumbing issues affecting both incoming and outgoing lines, and the city has denied permission to burn bushes on the property. The next significant action will be to place a for sale sign in front once the work is completed next week. Unfortunately, he is currently over budget. Photos can be sent for the private money lender, but he requested they be sent via email or text since he couldn’t take notes while driving.

He said that the property rehab progress is going well, with the team currently working on obtaining the burn permit and cleaning the site. Key milestones have mostly been achieved, with everything completed except for the bathroom. However, there have been some issues, particularly regarding funding, which has caused some delays in the rehab process. Looking ahead, the next significant action will be to list the property for sale. Unfortunately, the project is currently over budget.
