Another inspection took place today, and with kitchen and countertops completed, the rehab is now approximately 90% finished. Full completion is expected within the next two weeks. The project remains on budget, with no unexpected overages reported. All required inspections—including building, electrical, and plumbing—have passed so far, with only the draw inspection and final completion inspection remaining. Based on the quality of work, the projected ARV may even increase. A realtor has not yet been secured, though that step is likely to happen soon. If the property doesn’t sell quickly, the plan is to file for a DSCR loan and transition it to a rental.

The property rehabilitation is progressing smoothly and is on track despite a slight delay at the start due to weather conditions. The first draw is set to be submitted soon. Before photos are available, and after photos will be shared following the site visit on Saturday, March 8th.
