4901 OLD ATLANTA RD

Updated Progress

03/18/25

The Closing date is set on Wednesday to Friday this week, marking a major milestone in the process. Everything’s coming together smoothly, and excitement is building as the final steps fall into place.

The subflooring was replaced last week, and the installation of new flooring in part of the house is expected to be completed by Monday. Work on the bathroom is scheduled to begin next week, with the entire project anticipated to be finished within the next two weeks.

The property at 4901 Old Atlanta has made some solid progress recently, with a brand-new roof now in place. Looking ahead, the subfloor is scheduled for replacement next week, which will lay the groundwork for further improvements. Additionally, the installation of an additional bathroom is set to begin toward the end of next week. These updates are all coming together to ensure the property is on track for completion, and it’s exciting to hear the transformation take shape. Lender is working on refi for now to have it ready once complete.

The construction at 4901 Old Atlanta Road is set to begin as soon as the shingles arrive, which is expected by the end of this week or early next week. The roofing delay was caused by the roofing company owner’s recent health issues. Meanwhile, the plumber is preparing an estimate for the bathroom renovation, expected next week, and repairs for the sagging floor are scheduled to start within the next two weeks. The painter is on standby to begin work as soon as possible. Exterior photos should be available by the weekend, while interior photos will likely be taken early next week upon the owner’s return. Currently, there will be no major updates until the roofing work begins, but photos can be provided as needed moving forward.

Construction will begin as soon as the shingles arrive, which should be by the end of this week or early next week, as they were ordered earlier this week. The roofing was delayed due to the owner of the roofing company being diagnosed with cancer and taking a couple of weeks off. The plumber is preparing an estimate for the bathroom, which will be ready next week, and the sagging floor repair is scheduled to start in the next two weeks. The painter is on standby and ready to start as soon as possible. She can provide exterior photos by the weekend, but interior photos will likely need to wait until early next week, as she won’t be in town until late Monday. She will arrange for someone to take exterior photos in my absence but will capture the interior photos when she return. There won’t be much change until the roofing begins, but she can share photos in the meantime. She wasn’t aware that monthly photos were required, but she will make sure to submit them going forward.

4901 Old Atlanta Road construction will began as soon as the shingles arrive (end of the week or first of next week).  They were ordered at the beginning of this week.  Roofing delayed due to the fact owner of roofing company was diagnosed with cancer and had a couple weeks down time.

Plumber is working up an estimate on bathroom and will have it next week and sagging floor repair scheduled to begin within the next two weeks.
Painter on standby to begin ASAP

I can get pictures of exterior by the weekend.  And interior photos may have to be early next week.  I will not be in town until late Monday.  I can get someone to grab exterior pics but I will have to get the interior when I get back.

There will be no change until roofing begins but I can provide photos.  Guess I wasn’t aware I needed to submit monthly photos.

The property rehab is scheduled to begin next week, with preparations underway. Key milestones are yet to be completed, as the rehab will commence shortly. The only current delay is waiting for a call back from Rene regarding permanent financing. The next major action planned is to initiate the rehab next week. Budget management is reported as being on track. Additionally, photos of the property will be sent to you via email next week to share with stakeholders.

There has been no progress made on the property rehab yet. Key milestones have not been completed, but work is expected to begin before the end of the month. There have been delays due to issues with obtaining the necessary permits. The next significant action will be to secure all the required permits. Budget-wise, everything is on track, and she will also send photos with the PML.
