The property has been on the market for 27 days now—plenty of interest with a handful of showings, but no offers just yet. That said, momentum is building. The Realtor is already in motion, updating the listing and rolling out a fresh round of targeted ads to boost visibility and draw in new attention. The focus remains sharp, and everything’s lined up to spark stronger buyer activity in the days ahead.

The rehab is progressing well, with photos scheduled for Saturday and the property expected to be live by Monday or Tuesday—Wednesday at the latest for both projects. Everything is complete and looking great, with no major issues or delays so far. The focus is on ensuring all parties are paid, and options are being explored to close out the lenders before the sale. And there’s excitement to get both properties on the market after several months of work.

The rehab is progressing nearing completion. Key milestones have been achieved, including the installation of appliances, countertops, and cabinets, as well as the completion of flooring and painting throughout. A minor delay occurred due to an unforeseen emergency requiring the general contractor to leave the state, resulting in the project becoming a solo effort. Despite this, the focus remains on finalizing the installation of bathroom fixtures, completing paint touch-ups, and ensuring all finishing details are addressed. The budget remains on track, and updated photos will be added to the folder for review.

The Ridge property is also close to completion. Flooring has been installed throughout both units, cabinets are in place, and painting and fixture installation are complete. The bathroom still requires a new floor and vanity installation. The countertops are awaiting delivery, and once they arrive, the project will be near completion. All appliances have been installed. While photos and videos have not yet been uploaded to the drive, a link will be sent over as soon as possible.

Significant progress has been made on this project. Demolition has been completed for both apartments, and interior painting is finished. The installation of new cabinets and counters is pending, along with completing the bathroom in apartment 2. The timeline remains steady without any delays, though the single-family property has been prioritized, causing a slightly slower pace. The budget remains on track, with electrical work completed for the bathroom conversion. Landscaping is also in progress. An issue arose with the tenant in apartment 1, where the individual residing there was incarcerated shortly after closing. Upon attempting to connect, it was discovered that another party was temporarily staying in the apartment. The eviction process was initiated, but arrangements were made for the occupant to remove the tenant’s belongings, which was finalized last week. Renovations on the apartment were already underway, and the project is now expected to be completed within the next two weeks. The property will then be ready to go on the market. A decision regarding whether to hold or sell this property is under consideration, with numbers being re-evaluated alongside the single-family property and others. The realtor is prepared to proceed with listing, pending final approval and photo sessions. Video and pictures of the property will be provided as soon as possible to share with the PML.

The rehab progress for the property is moving forward, with some demo work completed in Unit 2. Currently, the only key milestone achieved is the completion of this demo. Fortunately, there are no issues or delays with the rehab at this time; everything is going smoothly. The next significant action will be to install the kitchen and bathrooms. In terms of budget, they are doing well so far and staying on track. Additionally, photos can be provided to share with the PML as requested.
