The closing is set for Friday—just around the corner! Everything is finished, and refinancing is in the works. It’s all coming together perfectly, and the goal is within reach. Once the paperwork is wrapped up, everyone will be paid, and the next chapter can begin. Exciting times ahead!

The property rehab has been successfully completed, and the refinancing process is currently underway, expected to be finalized next week. All key milestones have been achieved without any issues or delays. While the project exceeded the initial budget, the outcome reflects a high-quality transformation. The update for 301 E Churchwell highlights that efforts are currently directed toward completing the final punch list and installing the tile backsplash. The property is anticipated to go live by Wednesday, with photography scheduled for Tuesday, January 14. The borrower has stated that if the property does not sell or go under contract within a month, a refinance will be pursued to repay the investors.

The property rehab is nearing completion, with cabinet installation scheduled for today and countertops set to be finished by next Saturday. Key milestones include the delivery and installation of the cabinets, and no major issues or delays have been reported. The next significant action will focus on countertop installation, although the project has exceeded the initial budget. Photos of the property are available to share with the Private Money Lender (PML).

The property rehab is progressing steadily, with flooring and painting nearing completion, and the exterior work already finished. While there have been delays, with completion now expected in about two weeks, the next major task involves installing cabinets as soon as they are delivered. The project is currently over budget, but updates and photos will be shared with the private money lender to provide a clear view of the ongoing developments.

He has made significant progress on the property rehab, with painting and drywall work completed. However, there are no new key milestones to report at this time. A delay occurred due to the need to raise the ceiling height, which is now the next priority. Unfortunately, they are currently over budget. On a positive note, he will be sending photos to share with the PML. The delay is due to a few issues we’re addressing, including: adding front windows, trim, and gutters at the end of the project, as well as stuccoing and painting the foundation (the exterior still needs work). Additionally, the ceiling height in the bedroom and bathroom on the right side of the house needs to be raised from 7 feet to 7.5 feet. The kitchen is small and a redesign is in progress. Finally, deck stairs will be added. I’ve attached a picture of the floor plan for reference.

The property rehab progress is complete, with significant work done, including framing, siding, roofing, deck installation, drywall, electrical rough-in, plumbing rough-in, windows, and half of the HVAC system. Almost everything mentioned in the previous response has been accomplished. There are no issues or delays reported, and the project is expected to be completed within a month. The next significant actions will involve flooring and painting. Budget-wise, it is slightly over budget by $4,000. She will also send photos with the PML.
