The borrower has completed sheetrock, windows, doors, painting prep, floors, and cabinets, with only cosmetic work remaining as they continue with the refinance process. Pending inspections are limited to painting, and the borrower plans to submit a draw request this Thursday. The estimated completion for the remaining rehab work is by the end of November, and updated progress photos should be available within the day for the Private Money Lender.

Plumbing and electrical work are now complete, along with the AC, which checks off several of the bigger items on the list. Latest rehab photos requested as well so we can get them uploaded to the Portal and have a visual record of the progress. With those major systems done, the focus is shifting to sheetrock installation, which is set to go up next, followed by painting. Overall, the project feels like it’s moving from the heavier groundwork into the finishing stages, which is a good sign of steady momentum.

The borrower shared that they received the 3rd draw from Groundfloor four days ago. The team has completed framing the entire house, and plumbing work is finished. AC and electrical work are currently underway. Once that’s completed, the next steps will be sheetrock installation followed by painting. The borrower anticipates having the property completed and refinancing by October 15th. They already have a lender lined up for the refinancing. The borrower will be sending the latest rehab photos today, and they will be uploaded to the Portal once received.

The borrower finally received the completed plans from their architect. Demolition has already continued, and he said now that everything is in place, the actual work should move along pretty quickly. We will keep you posted as progress continues.

Demo work got started last week, but they weren’t able to fully complete it just yet—some parts are still in progress. The borrower is planning in getting the property listed on the market after the rehab and consider refinancing as a contingency plan. They mentioned they’re aiming to have everything wrapped up by the end of July. Contractors are on board and helping move things along. We’ll keep you posted as things continue to progress.

The start of the renovation for this fix-and-flip project experienced a brief delay due to a two-week waiting period for documentation to be finalized and signed by Groundfloor. With that administrative step now completed, preparations are underway to initiate construction. Despite the initial delay, the project timeline is being reassessed to minimize any impact on the overall schedule, and the team remains committed to maintaining budget discipline and achieving a successful outcome.
