The project is nearing the finish line. At this point, most of the heavy lifting is done, with only the cabinets and countertops still left to install. The borrower estimates the rehab is about 90% complete as of today. The goal is to have everything fully finished by the end of June. Contractors have been showing up consistently and are staying on task, which has helped keep things moving smoothly. No major delays to report at this stage. He’s already been in touch with his realtor and is planning to list the property once the final items are complete.

The renovation at the fix-and-flip project is progressing steadily, with demolition fully completed and interior painting now underway. The project is currently estimated to be 50–60% complete. Upcoming work includes the installation of flooring, as well as the kitchen and cabinetry buildout, which will mark a key transition into the finish phase. All work to date remains on budget, with no cost overruns reported. Updated progress photos and a walkthrough video are scheduled to be delivered to Ralf via email or phone by tomorrow. Overall, the project remains on a positive trajectory, with no significant delays, and continues to advance in alignment with planned milestones.

The rehab has just started, and things are moving forward smoothly. No permits are required for the next phase, and there are no issues or delays to report at this time. The estimated timeframe for completion is approximately three months. The next big step is getting the property listed on the market for sale.
