Once the necessary permits are secured, work is scheduled to resume promptly. The borrower is optimistic for completion which will be approximately six weeks, with preparations underway to have the property ready for sale shortly after.

The rehab progress is on pause at the moment as few permits are still pending, but no need to worry! A new contractor has taken charge of managing all the necessary paperwork and inspections, making sure everything is lined up perfectly to move forward. While work has temporarily paused as the permits are finalized, once they’re secured, things will quickly pick up again. The next exciting step after the rehab is to get the property ready for sale and then move on to the next great opportunity!

The rehab is slightly over budget due to added permit costs, but efforts are being made to manage expenses carefully moving forward. Photos of the property have been shared with Rod and Ralf to provide updates to the private money lender. Lastly, the plan is to list the property on the market once the rehab is complete.

Their team is currently revising the plans to address the feedback received and ensure they align with the necessary standards.

The rehab project has made substantial progress, with demolition, framing, and wall removal fully completed. They are currently awaiting permits for electrical and plumbing, which has caused a delay due to some last-minute adjustments required by the city. Once these permits are approved, they will be able to proceed with the next major steps: closing the walls, painting, and installing kitchen cabinets, as well as completing the bathrooms and flooring. The project budget is getting tight due to the permit delays, but overall, they’re still on track.
