The borrower confirmed that no additional rehab or repairs are required before closing. The buyer has agreed to purchase the property as-is, with only landscaping remaining, which the buyer plans to handle personally. All permits are current and signed off, and the borrower has already completed the appraisal today. With only insurance pending, the closing is expected to take place sometime next week. No post-contract rehab work is planned at this time.

The property is now under contract, and escrow has been opened. The title company has received all necessary information and is aware of the penalty fees, so they are working to expedite the process. While closing was initially targeted for the 29th, the buyer was unable to meet that date. We will provide an update as soon as we hear back from the title company regarding the revised timeline.

The borrower mentioned that the current tenants, who are interested in purchasing the property, are still in the process of securing their finances. There’s no update yet on whether they have been prequalified for funding. Additionally, the borrower noted that if the tenants are not qualified, they plan to pursue a refinance prior to the deadline.

The property’s rehab is nearly complete, with only the painting remaining. The borrower noted that one of the current tenants, who is interested in purchasing the property, is in the process of securing their finances. While an exact closing date has not yet been determined, the borrower would like to request the total payoff amount from PML with a target date of September 29.

Just got off the phone with the borrower. The kitchen is already done, and they’re planning to finish the bathroom next week. He said they’ve already got a buyer lined up, and once the rehab is complete, selling should be easy. They’re currently working on the windows. The goal is to wrap everything up by the end of July or mid-August. They’re also getting ready to put together the contract and will be sending over some photos later today.

The rehab is making steady progress and getting close to the finish line. The kitchen’s done, final inspection is coming up, and all permits are in place. The borrower is expecting the window install around mid-month, which is one of the last key items. Contractors have been reliable, work’s moving on schedule, and they’re staying within budget. If all continues smoothly, they’re aiming to wrap up in about a month, with some early interest already coming in from people in the neighborhood.
