Since the last update, significant progress has been made on the property rehab. Electrical and plumbing work has been completed, and the project is now moving forward with installation and framing. The overall rehab is approximately 50% complete. Contractors have been consistent in their attendance and are completing tasks on schedule, with no reported labor shortages, disputes, or changes in the contractor team. The project remains within budget, and all necessary inspections are progressing as planned, with the final inspection currently pending. The overall outlook remains positive, and the work is steadily moving toward completion.

The electrical work should be wrapped up, and a follow-up check will confirm everything is set up correctly. No pending permits are holding things back, keeping the project on track. Next up—moving into the middle roof, siding, and closing up the structure before laying down the flooring. Things are coming together, and it’s exciting to see the progress unfold! Photos will be shared as soon as they’re available, giving a closer look at how everything is shaping up. Each step brings the project closer to completion, and momentum is building toward the finish line.

The rehab is going great! Things are moving along smoothly, and the next big step is the electrical work, which will be completed in the next couple of days. Progress is steady, and it’s exciting to see the transformation unfold! There are no permit issues to worry about, everything is in order on that front, and the project is ready to keep moving. As for the estimated timeframe, the completion is projected to be about six weeks from now. While there’s a minor delay getting some of the funds from the rehab budget, we should be ok. All the photos will be uploaded to the shared folder link, and those will be available to share with the PML soon!

The property rehab is progressing well, with plumbing and additional framing work completed. Electrical work is scheduled for completion within the next 10 days. A key challenge encountered was the ceiling joist, requiring replacement with an LVL beam to properly support the roof. As a result, electrical work is temporarily paused until this structural adjustment is made. Despite this, the project remains under budget. Photos can be provided for the PML as requested.

The rehabilitation project is moving forward with steady progress. Electrical and plumbing work is scheduled for completion today, and sheetrock installation is set to begin tomorrow. Metal siding is currently on order and expected to arrive within two weeks. There has been a slight delay due to measurement adjustments required for the metal siding, but overall, the project remains under budget and on track financially. The next significant steps include completing the installation of metal roofing and siding, followed by closing up the walls to proceed with the remaining tasks. Updated photos of the property will be provided soon, offering a visual update on the progress made so far. This positive progress ensures that the project is moving in the right direction toward timely completion.

The property rehab is progressing smoothly and is on track with no issues or delays to report. Key milestones have been achieved, including completing the new exterior, roof, structural adjustments, leveling floors, and setting concrete and beams. Additionally, the electrician and plumber are scheduled for this week, and orders for the metal roof and siding have been placed. Looking ahead, the next significant actions include completing electrical and plumbing work, installing the bathroom, closing up walls, and fixing the kitchen and flooring. The project remains under budget, ensuring financial efficiency. Photos of the property have been shared with Rod and Ralf for further review. Regarding future plans, the property will be listed on the market upon completion. Everything is progressing positively and as planned!

The property rehab is progressing well. Flooring has been leveled and fully supported, the exterior wall extended to 8 feet, and a new roof installed with the back wall. Metal roofing and new siding have been ordered, expected to arrive in 1–2 weeks. All framing is complete, with adjustments underway, including replacing the master bedroom’s exterior door with a window and refreshing interior walls and drywall. Plumbing and electrical work are scheduled for next week. Key milestones achieved include completing all demolition, sealing the back wall and roof, and finishing flooring supports and concrete piers.
