Right now, the borrower is in the middle of demo. It’s moving along steadily. There’s still quite a bit to get through, but the crew’s been showing up consistently and sticking to the schedule, which helps keep things on track. The borrower plans to submit the first draw request by Monday next week. That should help maintain momentum and cover what’s been completed so far. Looking ahead, they’re scheduled to begin painting both the interior and exterior soon, likely once the demo wraps in the main areas. Permits for the roofing have already been approved, so that piece is cleared with no issues. As for the broader plan, the borrower intends to list the property on the market once the rehab is complete. A realtor is already involved—someone they’ve worked with on other projects, which brings a good level of familiarity and coordination.
