The Realtor is preparing to update the listing and launch a fresh round of ads to increase exposure and generate renewed interest. Marketing efforts are actively underway, with the goal of attracting the right buyer soon.

The project is just about ready to kick off—after some thoughtful consideration, they’ve selected the right company to take it on, and work is set to begin next week. The current plan is for a six-week timeline, which feels reasonable given the scope. Once the first draw is received, they’ll be sending out the initial update and starting the clock on that six-week window.

Right now, the borrower is just waiting on the carpet install to wrap things up. Rehab is  85% completed and the goal is to have everything finished by the end of the month, and if all stays on track, they’re planning to list the property in the market shortly after that.

Framing is now complete, and the contractor plans to start roofing next week. So far, things seem to be moving along at a steady pace. No permits are required at this stage, which has helped avoid any red tape or delays. From a budget standpoint, the borrower confirmed that they’re staying within the budget.

Jessa spoke with the borrower, and she mentioned that she’s working on refinancing the property. We don’t have an actual closing date yet, but we did just receive the title company’s information.

The next step will be gathering the payoff letters from all the investors, but so far, we haven’t received a formal request.

49 FERNRIDGE AVE

The renovation is progressing with the goal of having the property ready for market listing within the next 2 to 3 weeks. An updated set of photos will be sent to Ralf by Monday, May 13th, to reflect the latest progress. A more detailed update will also be provided on that date to ensure continued alignment with the project timeline.

1614 LAKESHORE BLVD

The project is moving along steadily and is now about 80% complete. Interior paint is done, bathrooms are in, and the flooring has been installed. This week’s focus is on installing electrical and plumbing fixtures, along with starting the exterior painting. Most of the major cosmetic work should be wrapped up in the next week or so, with just some touch-ups left after that.

The borrower started on the flooring, doors, and interior paint this week. Once that phase wraps up—which they expect by next week—they’ll move right into the kitchen and bathroom updates. Right now, they estimate the project is about 45% complete.

Melissa reached out to us on 11/25 asking us for payoff letters. We expect her refi to close soon and that will allow Robert to be paid off much sooner than expected.
