They have already requested their first draw. The demo is complete, the wall is done (see scope of work), the railing is complete, some of the interior paint is done and the outside painting is done. He also power washed the siding. He is pending the kitchen, floor, and deck. Will send photos on Friday.

Since the last update, significant progress has been made on the property rehab. Electrical and plumbing work has been completed, and the project is now moving forward with installation and framing. The overall rehab is approximately 50% complete.

The rehab is making fantastic progress! This month brought some major milestones—upgraded and repaired electrical work, partial rewiring, and necessary plumbing improvements. The project remains right on track, sticking to the original five-month timeline.

The project is in the early setup phase. The appraisal was approved two weeks ago, permits are all set, and contractors are scheduled to start on-site this week. No physical work has begun yet, but things are lining up for demo and framing to start soon. Progress is on track, with momentum expected to build over the next couple of weeks.

Right now, the borrower is just waiting on the carpet install to wrap things up. Rehab is  85% completed and the goal is to have everything finished by the end of the month, and if all stays on track, they’re planning to list the property in the market shortly after that.

Talked to the borrower today and the property remains on the market with no offers received at this time. The price was recently reduced by $20,000 to help attract more interest and encourage a faster sale, showing a proactive and motivated approach to the selling process.
