The property rehab is now fully completed, with key upgrades including a new gas stove and a roof for the bars. Despite challenges with the contractor causing delays, the project is set to be sold on March 10th. Budget constraints led to exceeding the initial financial plan, but the property is now on the market, showcasing all the improvements.

The renovation has officially entered the final phase, and things are moving fast. The finishing crew is currently onsite wrapping up trim work, punch list items, fixture installations, deep cleaning, and staging prep—every detail aimed at getting the interior fully complete by Friday.

They have already requested their first draw. The demo is complete, the wall is done (see scope of work), the railing is complete, some of the interior paint is done and the outside painting is done. He also power washed the siding. He is pending the kitchen, floor, and deck. Will send photos on Friday.

The rehab has been successfully completed, with appraisals finalized and the refinance process nearing completion. Everything has progressed seamlessly, with no delays or permit requirements along the way. Next up is finalizing the pending list with the realtor, bringing things even closer to the finish line. Exciting times ahead, and updated photos will be shared soon!

The property rehabilitation is progressing smoothly and is on track despite a slight delay at the start due to weather conditions. The first draw is set to be submitted soon. Before photos are available, and after photos will be shared following the site visit on Saturday, March 8th.

The rehab project is moving forward, with the contractor now on board and actively working on the property. Currently, efforts are focused on obtaining the necessary permits to begin the rehab work.
